Dues
We commit ourselves to asking an APPROPRIATE REMUNERATION for the scope of required service and the nature of the project to be undertaken, the client therefore paying for what he receives. We do not necessarily use the regulatory charges scale and frequently scale down where feasible.
We have great appreciation for clients appointing us on an ONGOING basis and are prepared to pass on the benefits thereof to them my means of competitive Architects' fees. We do NOT believe that regular clients should be invoiced on similar bases as incidental applicants.
We welcome the opportunity for submitting QUOTATION for Architects' Fees covering clients' proposed building projects. We do not oblige or pressurise our prospective clients for appointment.
Geographic
We are prepared to undertake projects anywhere in Africa. We already have projects in Israel on our records.
Your Proposed Building Project
Prospective building projects are approached by us with the main purpose to deliver a service that will at all times be pleasing to our clients. We prefer to meet as regularly as possible to assure all parties of the status of all relevant aspects of the project. We believe that our clients should feel completely at ease with our involvement and encourage frank discussion and prefer to share our ideas in a relaxed manner.
The following outlay forms part of our normal services to our clients, but can be re-arranged should specific needs be identified:
Definition of the Project and Contract Drawings
During the first phase of our service we will receive, appraise and report on your requirement regarding the proposed project.
We prefer to have a survey done of the existing site, enabling us to ascertain all relevant information regarding the basis of our design. It is our duty to confirm the appointment of additional professional services in the case of multi storey buildings. In this regard we will assist you with the appointment of such Professionals and we will correlate their services.
During the initial stages of the project we will complete the design, based on our discussions. Your design will show space provisions and planning relationships in sufficient detail to enable a consideration and completion of our working drawings. We are not responsible for your budget and will concentrate mainly on your requirements regarding the project.
Approval
After we have discussed your designs we will complete all the contract documents. These drawings will illustrate all relevant detail to enable Quantity Surveyors to prepare Tender Documentation and determine the cost of the project, should you whish to appoint them. The drawings will also be developed sufficiently to coordinate the work and services of consultants and specialists who have appointed, such as Civil, Structural and Mechanical Engineers, marketing artists, surveyors etc.
After completion of the contract drawings we will correlate the tender process and/or negotiate the tender where required. After receiving the tenders we will inspect them and advise you regarding the award of the contract.
Contract Administration
In accordance with our appointment instructions we will award the tender to the contractor who have qualified therefor.
We will prepare a Contract Document to be signed by all the relevant parties. The Building Contract that we use is the standard JBCC building contract used by the Institute of Architects.
After handing the site over to the Contractor we will visit the works on a regular basis and administer the project according to the stipulations of the Contract until the conclusion of the project as a whole. We will arrange meetings as required and certify payments as per agreement. After completion of the project we will remain involved until the conclusion of the maintenance period as prescribed in the contract.
Service
Our cardinal service is based on the profession of an ARCHITECT, meaning that buildings of all proportions be erected to the fullest expectations of our clients, that every project be designed within affordable limits, and that such projects be re-considered during construction phases to explore all possible alternatives.
We believe in FRANK discussions and accept full RESPONSIBILITY during the execution of our service, which means that our designs are composed in such a manner that our clients become part of all resolutions and at all times fully share in the scenario.
We are not bound by any specific style of design and are prepared to become involved in ANY TYPE OF PROJECT entrusted to us. No project is insignificant to us and we are even prepared to sell the minimum of our time if no more is requested by our clients.
We are not prepared to become involved in any service which is NOT REQUIRED by our clients. We shall not "over-service" or recommend what they do not request. This means that our service will at all times be essentially EFFECTIVE.
We promote the benefit of FRACTIONAL SERVICE where appropriate, meaning that we will gladly supply separate services, such as basic design drawings, cost-effective studies, contract documentation, and advice covering all aspects of planning and implementation. Our clients are under NO obligation to appoint us for further services in excess of their needs.
